Appliance Repair for Detroit Landlords

When a tenant’s fridge or stove quits, you need it fixed fast and documented.

Renters live in about half of Detroit’s homes, and most Detroit landlords own just one or two units. We work with small landlords and property managers across Detroit, Hamtramck and Highland Park.

How it works for landlords

Built for Owners Who Aren’t On Site

You approve the price

We schedule with your tenant and call you with the written price before any work starts.

Paperwork you can keep

Ask for an invoice showing the unit address, the model number and the part replaced, for your records and taxes.

Honest repair-or-replace

For each unit, you hear whether a repair is worth it, so you are not paying twice for the same appliance.

Vacant units and turnovers

Appliances in empty units are at risk of theft in Detroit. Schedule repairs and installs close to move-in when you can.

Your obligations

What Michigan Law Expects

Under MCL 554.139, Michigan landlords promise that a rental and its common areas are fit for their intended use and will be kept in reasonable repair, unless the damage was caused by the tenant. If an appliance came with the unit, that usually means keeping it working. A lease of at least one year can change some of these duties. This is general information, not legal advice. FAQ

Questions Detroit customers ask

Can you schedule directly with my tenant?

Yes. Tell us how to reach the tenant and how you want to approve the price, and we coordinate the visit.

Who pays when a tenant breaks an appliance?

Michigan’s repair duty does not cover damage caused by the tenant’s own misuse. How that is billed depends on your lease.

Do you work in Hamtramck and Highland Park?

Yes, both cities, plus every Detroit ZIP code.

Book a repair for a rental

Tell us the appliance, the brand and what it is doing. We will give you the diagnostic fee and a likely price range on the phone.
